Across a driveway, Palmdale wants a gate that rolls or swings in
Section 17.86.040 of the zoning code says fencing across a driveway has to be an automated rolling gate or open inward, away from the public right of way. On lots of 20,000 sq ft or more, vehicle gates must sit at least 20 ft back from the property line, so a car can park off the street while the gate is shut. Solid metal fencing is banned. Six things to check before a Palmdale gate goes in
A few answers decide which gate works on your lot. Have them ready and the first call goes faster.
- Your lot size. At 20,000 sq ft or more, the code allows a 6 ft open view fence in the front setback, but a vehicle gate has to sit 20 ft back from the property line. Smaller lots keep front fencing to 5 ft open view or 3 ft solid.
- Which way it opens. A rolling gate needs clear room along a wall to slide into. An inward swing needs space inside the drive for each leaf. The rolling vs swing guide shows both.
- The material. Open view steel or iron bars. A solid steel privacy panel is banned, and so is chain link on a home.
- Your fire zone. Parts of Palmdale, mostly the foothills on the south and west, are mapped Very High on the state's 2025 map, which the city adopted in August 2025. Check your address on the city's map. LA County Fire's own advice is that locked or electric gates have a disconnect or a lock box, and that gates open inward, which lines up with the city rule.
- A gated street. Palmdale requires gated communities to have a key access system for both fire and sheriff at or near the main entrance. Our guide to gated community gate access covers it.
- The ground. Soil survey maps show mostly sandy loams across the valley floor, with shallow bedrock mapped in some foothill soils on the south and west side. If your lot sits up there, ask the installer how the posts will be set.
Permits, and an old city FAQ to ignore
The city's Building and Safety FAQ says fences over 6 ft need a building permit, and that every fence and wall, at any height, needs approval from Planning. New wiring for an opener may need an electrical permit, so check with Palmdale Building and Safety at 661-267-5353 before work starts. When a project does go through plan review, the city's Development Guide notes that LA County Fire's Site Development team looks at fencing and gates along with access to the site.
One warning. A Planning FAQ page on the city site still shows the old limit of 6 1/2 feet. The 2023 code says 6 ft in side and rear yards, or 7 ft when the top foot is open view. Our guide to Palmdale gate and fence rules lays out what changed.

How much is a gate installation?
The figures come from national cost guides. Expect roughly $1,500 to $4,000 for a manual metal driveway gate with labor included, $2,500 to $6,000 for a typical job with gate and opener together, and $600 to $1,500 for a metal walk gate. No guide publishes a Palmdale figure. Use these as a starting range, then get the installer's number.
Do I need a permit to install an outdoor gate?
Gates fall under Palmdale's fence and wall code. The city's Building and Safety FAQ says every fence and wall needs Planning approval at any height, and anything over 6 ft needs a building permit. A driveway gate must also roll or open inward. If an opener needs new wiring, ask Building and Safety whether an electrical permit applies.
Is it cheaper to build or buy a gate?
A stock gate or kit costs less up front, but posts, hardware and hanging add up. National cost guides say hinges, locks, handles and posts add $150 to $1,500, and one puts labor for a standard gate with new posts at $360 to $600. In Palmdale a kit still has to be open view, and a driveway gate still has to roll or swing in.
What are the downsides of electric gates?
They need power from a wired circuit or a solar panel, and they add parts that wear: the operator, photo eyes and remotes. National cost guides put most automatic gate repairs at $500 to $1,500. In a power cut you open the gate by hand with its manual release. In Palmdale, a rolling gate across the drive has to be automated anyway.
Does a rolling gate across my driveway need an opener?
Read plainly, yes. The code's words are "an automated rolling gate", and the only other choice it gives for a driveway is a gate that opens inward. So a slide gate you push by hand doesn't fit the rule. If you'd rather skip the motor, an inward swing gate meets it. For an unusual lot, ask Palmdale Planning first.
